More house
Jun. 7th, 2005 09:29 amThe house inspection was Saturday. No huge surprises, though the first floor bathroom is scarier than expected (it looks 10 years old and is more like 10 months old). One of the water heaters needs to be replaced, we're considering getting a tankless for it if it's not hugely more expensive. The tankless would be more energy efficient, but it takes a long time to make back much extra cost since it's only saving a few dollars a month and it's the first floor unit which at some point we may rent to people we don't know so we wouldn't be saving that money then. There is some other plumbing sketchyness too (screwdrivers should not be structural), so we're trying to get a plumber in for an estimate. The roof is newer and better than expected, one of the furnaces is practically brand-new, and we found a certificate in the basement showing when the house was insulated.
The wet basement continues to be a bit scary, but all the downspouts are missing, the dryer is vented into the basement, and there's no dehumidifier. We are hoping fixing these will make it better and nothing more expensive will be required. The wood from the stairs in contact with the ground in the basement has rotted from the damp and needs to be replaced. Oh, and the deck platform in the backyard under the grape arbor was built for a hot tub.
